Burlington House, Manchester

Bureau Veritas is providing Approved Inspector Building Control services for the Burlington House residential development in Manchester – Phase One of the city’s £250m Piccadilly Basin mixed-use scheme.

The 8,360m2, 11 storey Burlington House, designed by internationally renowned architect, SimpsonHaugh, will provide 91 apartments for rent in a mixture of one, two and three bedroom units. It is located in the heart of the city, just five minutes from Manchester’s Piccadilly railway station.

This highly complex city centre structure continues the trend for contemporary city centre living and is aimed at reinforcing the Piccadilly Basin’s links with the city’s vibrant adjacent Northern Quarter.

Requiring close consultation with English Heritage and the Canal and Rivers Trust, the project abuts the Grade II* listed Jackson’s Warehouse and completes the enclosure of the Piccadilly Marina.

Client for the scheme is residential development company, Belgravia Living Group, a joint venture between the Highgrove Investment Group and Town Centre Securities. Project Manager is SRA and the contractor is GMI Construction Group.

In its role as an Approved Inspector, Bureau Veritas Building Control UK was brought on board at the early design stage (RIBA stage 3). As a result of this early involvement its expert advice was instrumental in the scheme achieving regulatory and statutory compliance.

In particular, it has provided advice during the development of the complex, engineered fire safety solution for the building which delivers an efficient design and provides cost certainty to the client. The scheme incorporates extended corridor travel distances and Bureau Veritas Building Control reviewed complex CFD (Computational Fluid Dynamics) modelling of the escape routes when assessing the project.

Work on site began in April 2016, with completion planned for mid-2019.

Piccadilly Basin is a landmark waterside mixed-use development. It has been master-planned to provide a unique blend of historic and architecturally striking buildings, creating a tranquil community situated in a prime position to take advantage of the city’s amenities.

Covering about 5.2ha it offers office, retail and leisure space with 900 homes and 750 secure multi-storey car parking spaces. The original ownership of the basin dates back to the 1970’s and was acquired through the takeover of the Rochdale Canal Company.
